Council & housing association tenants

Damp, mould or leaks your landlord won't fix?

If you rent from a council or housing association in England or Wales, answer a few quick questions and you'll find out straight away whether we can pass your enquiry to the claims specialists who deal with landlords.

You may be entitled to compensation as well as repairs. Claims are pursued by a panel solicitor on a no win, no fee basis.

If your claim succeeds, the solicitors’ success fee is deducted from your compensation. They explain the exact terms before you agree to anything.

About two minutes on your phone. It costs nothing to enquire.

Does any of this look familiar?

These are the problems tenants come to us about most often. If you are living with something like this and your landlord has known about it for months, it is worth getting in touch.

A dark damp tide mark and blistering paint above a skirting board

Damp walls

A tide mark creeping up the wall, plaster blistering, paint lifting away above the skirting board, and a smell that never quite goes.

Black mould spreading across a ceiling corner and window reveal

Black mould

Dark patches spreading across ceilings, into corners and around window frames — and coming back however often you clean it off.

A brown water stain and bubbling paint on a ceiling, with a bucket below

Leaks and water damage

Stains spreading across a ceiling, paint bubbling and sagging, a bucket on the floor because something above is still dripping.

An old panel radiator below a window heavy with condensation

Heating that does not work

Radiators that never get warm, a boiler that keeps failing, rooms cold enough for condensation to run down the inside of the windows.

A rotting wooden window frame with peeling paint and a decayed sill

Rotten windows and doors

Frames gone soft with rot, sills breaking up, gaps that let the weather straight in and will not shut properly.

Something else?

Cracked walls, sagging ceilings, broken guttering soaking an outside wall, faulty wiring, a bathroom or kitchen falling apart. This list is not the whole of it — if your home is in poor repair and your landlord has been told, get in touch and we will take it from there.

What happens after you enquire

No mystery and no pressure. Every step is set out plainly — what happens, and what we need from you.

  1. 01

    You tell us what's wrong

A short form on your phone: seven questions about your landlord, your home, and how long the problems have been going on. Nothing to print, no paperwork, no reference numbers.

  2. 02

    The claims team calls you

Someone rings to take the full story in your own words — when you first reported the problems, how many times you have chased since, which rooms are affected, and whether your health or your belongings have suffered because of it.

  3. 03

    You send photographs

We text you a link. You open it on your phone, photograph the problems and upload them there and then. No email, nothing to scan, no app to install.

  4. 04

    We check the file over

Before anything is passed on, we go through it: that the dates line up, that the photographs show the problems clearly, and that the repairs needed are substantial enough to be worth taking further. If something is missing, we come back to you rather than send an incomplete file.

  5. 05

Your file goes to the specialists

It goes to an FCA-authorised claims management company. They check it over in turn and pass it to a law firm on their panel.

  6. 06

The law firm takes it on

They contact you directly and explain everything — including how the claim is funded — before you sign anything. If they take the case on, a letter of claim goes to your council or housing association setting out what is wrong and what needs putting right.

The law changed

Awaab's Law

Since October 2025, social landlords in England have been under legal deadlines: emergency hazards made safe within 24 hours, significant damp and mould investigated within 10 working days. Wales has its own rules on homes being fit to live in. If your landlord has left you waiting months, those deadlines matter.

Being straight with you

What we are

Housing Disrepair Claims UK is a marketing service run by Coresight Creative Limited. We find people who may need help and pass them to specialists. We do not run claims ourselves.

We cannot tell you whether you have a claim

Nobody here is qualified to, and we would not pretend otherwise. What we can tell you, straight away, is whether your answers meet the criteria the specialists use.

We never sell your details

They go to the firms named in the consent you give when you enquire, and to nobody else.

There is no pressure at any point

Enquiring costs nothing and commits you to nothing. If you change your mind, tell us and we will stop.
